General Building

We get a lot of requests for building quotations from private clients who haven’t decided exactly what they want.

This makes it impossible for us to quote an accurate estimate and can expose the customer to a slew of extras by the time the project is completed, resulting in an awkward and unpleasant experience for both parties.

With a little forethought, you can prevent having a bad encounter. Tegula Paving and Landscaping Ltd. will gladly take a client’s concept from concept to finished product for a minimal cost, but performing some of the prep work yourself will save you time and money in the long run.

Before You Begin

Determine why you want to make changes to your home – spending a few thousand dollars on decorating, cleaning or replacing carpets, sprucing up tiling or kitchen door fronts, repairing poor DIY jobs, and dealing with damp or structural cracks makes sense and can significantly increase the value and saleability of your home.

Greater big building additions begin to pay off over the long term. Some of the better investments include central heating, en-suite bathrooms, modern kitchens, and additional bedrooms.

Permissions

In most cases, improvements to your house will necessitate planning authorization as well as building code clearance. The next stage is to find out if your local council will allow you to alter your house once you’ve discovered the cause and business case for doing so, as well as if you can afford the projected budget.

If you choose, Tegula Paving and Landscaping Ltd. can then handle the entire planning permission clearance process on your behalf.

If you prefer to handle the planning permit yourself, that’s OK as well; we can refer you to a variety of architects, planners, and building control numbers.

The duty planning officer will require as much information as possible in order to offer you clear instructions, therefore it’s usually a good idea to have at least sketch plans drawn out to show what you intend to accomplish with your house. A site placement plan (which you can get from your local library) and photos of your home are also helpful.

After these have been authorized, engineering calculations may be required, depending on your project.

A precise job requirement set up by your architect is also useful for larger or more complex building projects. The more direction and information you can give a builder, the less potential for misunderstanding and the easier it will be for them to give you an exact quotation.

Choosing a contractor can be a challenging decision. The simplest method is to ask friends who have recently employed a builder for recommendations.

Alternatively, you can look through our completed projects or give us a call; we’ll be happy to assist.
